Why Building Multi-family Real Estate is Smart

Whether you have the expertise as a real estate developer or are a first-time real estate developer, multifamily housing will help you build wealth faster than you could otherwise. Building multifamily apartments sounds scary, however, it isn’t. Multi-family real estate property has a higher building cost compared to purchasing a single-family home. However, multi-family apartments generate a more steady cash flow compared to a single-family home, making it easier to finance a loan.

Benefits of Owning a Multi-family Unit Property

Streamlined Maintenance

Streamlined Maintenance

Due to the nature of multi-family buildings, units are grouped together, resulting in significantly fewer maintenance costs per unit. Multi-family properties have the advantage of sharing many structural and management aspects such as walls, HVAC equipment, and landscaping services. Streamlining any construction, renovation, or maintenance projects that may occur over time will keep your property desirable and appealing to many customers.

Steady Cash Flow

Steady Cash Flow

Owning multi-family buildings provides a consistent source of passive income every month. With affordable housing rental costs, it’s easier to manage and fill multi-family living spaces over the traditional single-family living spaces. Resulting in higher average occupancy and revenue, multi-family buildings are a less risky property investment.

Tax Breaks

Tax Breaks

Multi-family rental properties such as apartments and assisted living communities are just like businesses to the IRS, allowing you to benefit from tax deductions and special housing tax benefits.

Market Ready Investment

Market Ready Investment

By constructing multi-family buildings from the ground up, you have the opportunity to include attractive amenities and services from the start. This gives you an advantage over your competition that is only renovating older investment properties.

The History of Kettering, Ohio

John Patterson, the earliest known settler of what is now Kettering, a farmer who built the area’s first log cabin in 1798. In 1841, with an expanding population, created Van Buren Township. A name that would remain for more than until the incorporation 100 years later.

In November of 1952, voters of Van Buren Township approved the incorporation of the Village of Kettering. Kettering is named after a famous philanthropist and inventor of the automobile self-starter, Charles F. Kettering. Three years after the incorporation, 1955, the population reached 38,118 giving Kettering a city status.

Kettering was proclaimed a city on June 24, 1955, by the Secretary of the State of Ohio. Voters approved adoption of a Home Rule Charter and Council-Manager form of government, which went into effect on January 1, 1956. A non-partisan basis was the means for the seven council representatives. All were elected for four-year terms, one from each of the four districts and two at-large, plus the mayor.

Kettering has a plethora of talent. From the aforementioned Charles F. Kettering, to Rob Dyrdek (a professional skateboarder & T.V. personality), and Nancy Cartwright (voice of Bart on The Simpsons), plus many others. Kettering is a talent infused location. Most notably is Kettering though. This man held the 2nd most amount of patens, just behind Thomas Edison, and just like Edison we use a lot of Ketterings inventions everyday. Kettering was head of research at General Motors for 27 years. Evidently Kettering was not like Henrey Ford and wanted to have different colors for automobiles. He came up with colored car paint and held 186 other patents. These can include: the 1st powered aerial missile (the Kettering Bug), Freon 12 (though no longer used as a refrigerant), and the good old cash register. Ketterings’ invention of the electric self starter, first introduced by Cadillac in 1912, the first car that did not have to be hand cranked to start the motor. These electric starters also were used as a generator for the car once it was started, so anything that was run on electric would work.

Frequently Asked Questions

How much does a multifamily construction project cost?

Every build has different costs. Below is a comprehensive cost guideline for multifamily construction buildings in and around Columbus.

Land Costs (10-20%)
Land costs are the first big expenses in multifamily construction. As one can imagine, purchasing land in rural areas is cheaper compared to urban, infill communities. Many factors come into play, and this development cost may include services, like demolition and clearing.

Hard Costs (50-70%)
The hard development cost of multifamily construction includes the services and expenses for physically building the multifamily housing: materials, safety equipment and systems, labor costs, engineering services, as well as contractors’ and subcontractors’ bids.

Soft Costs (20-30%)
This construction cost covers the services and expenses that go into the work process behind the scenes, such as contracts and legal fees, city permit fees, city zoning, interior design, architects’ fees, and other similar expenditures needed to complete the project.

How long does a construction project usually take to build?

The duration of a build is tied to the scope of the project. A safe answer would be anywhere from 9 months to 4 years to complete construction. Many professional real estate developers and contractors will tell you to expect the unexpected with construction. The factors that affect the timeline of a build are:

  • Number of living spaces being built
  • Availability of building materials
  • Condition and development of the land

What areas do we serve?

Our company has completed construction projects all over Ohio. Rockford Construction is located in greater Columbus, OH, but we build commercial housing projects anywhere in Ohio.

Are multi-family construction projects fully customizable?

Yes. One of the advantages of building a multi-family construction project over purchasing a renovation project in Fairfield, is it gives you the opportunity to build the most up-to-date plans, furnishings, and amenities to attract the top tier renters and buyers.

What is some advice to consider when it comes to budget?

When working on a budget – prioritize, prioritize, prioritize! It is important to remember what is most important to you and your partners because it is easy to get wrapped up in the excitement and go over budget. Create a prioritized list of all the “must-have” features and amenities, then outline how much you and your partners are willing to pay for each. Value engineering will come into play when your budget becomes stretched.

Keep in mind the shifting cost of materials in the various markets in which you intend to build. The professional leadership, expert management team, and gifted designers and contractors at Rockford Construction are committed to seeing your project through from promising kickoff to successful completion.

How do I get started constructing a multifamily development project?

The first step is to get in touch with a multifamily construction contractor like our company, Rockford Construction. Our experienced real estate developers and general contractors will work through the process of your Fairfield homes project scope and outline the best course of action to build your commercial real estate complex.

What is multifamily construction?

Multifamily construction projects are as simple as they sound: it’s a dwelling with several tenantable units grouped together. Many Fairfield residents can live in the same overlying structure, but each family has its own living space. Amenities include a bathroom, kitchen, common areas, and much more.. Many of these Fairfield homes appear to be independent, separate houses, or apartments from the outside, which appeals to many residents and clients. All housing is built at complementary scales and in character to the surrounding community or neighborhood. Examples of multi family homes include one and two bedroom apartments, townhouses, condos, and duplexes.
